Lake Tahoe's unique geography spans two states and five counties, each with its own set of regulations and application processes for short-term rentals. These guidelines frequently evolve, so your most reliable information will come from the respective county websites, which we've organized for your convenience below.

When it comes to the counties surrounding Lake Tahoe, it's important to know where your property falls. In the map below, you’ll find four counties highlighted, with Truckee straddling both Placer County and Nevada County (as shown in the second map). Interestingly, in some neighborhoods, whether you’re in one county or another can depend on which side of the road you’re on! For instance, Northstar is located in Placer County, while Tahoe Donner is in Nevada County. The town of Truckee itself lies within Nevada County, which imposes additional restrictions, such as prohibiting short-term rentals within one year of purchasing a home.

It's also worth noting that many gated communities, condo complexes, and HOAs have their own restrictions, often not allowing rentals for periods shorter than 31 days. If your plan is to rent your property for shorter durations, this will influence which neighborhoods you should consider during your search.
